A fixed price
Our price is fixed — $250 to $1,500 by your estimated yearly savings, stepping down for smaller savings. You know the full cost before you buy.
A contingency firm charges a share of your first year's savings instead of a fixed fee — a percentage of what you save, so the cost is not known up front. What the share buys is also different: the firm files your appeal, negotiates, and represents you. Pravo builds the analysis and you file it yourself. On our numbers: a home saving $2,061 a year pays $400, once — paid back in about ten weeks of savings. That example is a hypothetical calculation, not a quote: it assumes estimated savings of $2,061 a year at today's tax rates, and actual savings vary with tax rates, exemptions, and later assessments. And because a granted reduction generally holds for the appeal year plus the next two under the NJ Freeze Act — exceptions exist, and certain settlement terms can waive it — that $2,061 saving can repeat across three years: $6,183, against the one-time fee.
We charge a flat fee per savings tier because the analysis is the product — not a percentage of your refund.
vs. doing nothing
If you're overpaying $4,000 a year in property tax, that's $4,000 out of your pocket every year until someone challenges it — against a $250–$1,500 one-time fee for the analysis. A granted reduction generally holds for the appeal year plus the next two under the NJ Freeze Act — exceptions exist, and certain settlement terms can waive it.

| What you get | Whatever you assemble yourself. Boards weigh the evidence in front of them, and a strong case takes real research to build. |
A board-ready Valuation Analysis: deed verification, comparable-sales exhibits with the excluded sales disclosed and explained, the Chapter 123 test on your numbers, and public filing information. |
An attorney prepares your appeal and argues it for you. |
| Who does the work | All of it — the research, the writing, the filing, and speaking at the hearing. |
We build the evidence; you file it and speak for yourself. We never file for you or represent you — we're not a law firm. |
The firm handles it, including representing you — the right choice for complex or high-stakes cases. |
Only offered when your case is strong.
We won't sell it otherwise.

Terms, in writing, before you pay
Each analysis comes with its full written terms — what's included, what's not, and the refund policy — before you pay anything. If it isn't in the written terms, it isn't part of the sale.
Every analysis we sell carries our money-back guarantee — NO REDUCTION? YOUR ANALYSIS FEE BACK. File your covered appeal on time and complete the steps the deciding body requires, including any required hearing or appearance. If the covered appeal ends with a $0 outcome — no reduction and no covered monetary tax benefit for your property, from any source — we refund 100% of the analysis fee you paid. A decrease of $1 or more in total assessed value, or a covered monetary tax benefit, means no refund — whether it comes through your appeal or from any other official action, for the covered year or any other tax year. If your property's assessment or taxes are reduced for any tax year, for any reason, after your purchase — whether through your appeal or any other official action — the refund does not apply. The property remains the same property after a sale: a reduction or covered benefit granted to a subsequent owner counts the same way, and you, the original purchaser, remain the only person who can claim. Claim within 30 days after the final written result is received and the appeal becomes final — for a case final by December 31, 2027, no later than January 30, 2028; if your appeal is still genuinely pending at year-end, coverage continues automatically and you have 30 days after the final result. No outcome refund if any reduction of $1 or more in total assessed value or a covered monetary tax benefit results for your property — through your appeal or otherwise — or if you withdraw your appeal, miss a required hearing without excuse, or fail to file on time.
Example: you file the covered appeal correctly and receive no reduction. Later, your property receives an independent assessment reduction or qualifying tax benefit for another tax year. Under this guarantee, the analysis fee is not refundable, even though the covered appeal itself failed. And if a refund has already been paid before that reduction takes effect, the refund is not repayable for that reason.
The refund policy is part of those written terms, and the terms version recorded on your order is the one that governs it. The full guarantee terms print inside every analysis itself.
